Rain Water Harvesting Mandatory for New building

From November 1 rain water harvesting will be mandatory  for new buildings.The recent amendment of the BWSSB Act that’s made rain water harvesting mandatory for new and bigger old buildings could bring about a change. Provided, citizens understand the law, get the system installed and also trained in handling it.

People need professional help to design a system complying with the law. They also need trained plumbers and masons as well as money to invest in the structure. Some plumbers and masons well versed in this are listed on the BWSSB website.

Rain water if captured can generate water equivalent to 3000 MLD, almost double the current demand. It can also reduce the massive problem of flooding in Bangalore to a great extent, say experts.Depending on design, orientation and catchment area of the house, you could pay between Rs 8,000 and Rs 75,000 to set up the system.

If you don’t have an RWH unit, your water and sanitary connections could be cut. However, there are rewards for installing one. After an assessment by the BWSSB in January 2010, five houses will be selected and rewarded Rs 10,000 each.

BDA’s Masterplan 2015 has increased the building heights

Until now, any building with a height of 15 meters or more (ground plus four floors) was classified a highrise.The new zonal regulations have increased the threshold to 24 meters (ground plus eight floors).

The BDA’s Masterplan 2015 has increased the threshold to 24 metres. For this, you don’t need to get an NOC from the fire force department. Even two years after the Karnataka government’s nod, the go-vertical plan is mired in a bickering among the BDA, fire and emergency services department and BBMP.

But Fire force department has written to the BDA commissioner that the height relaxation is illegal. According to them, any building beyond 15 meters should obtain an NOC.

The Masterplan gave a relaxation — buildings up to 24 metres needn’t obtain an NoC from the fire department and pollution control board. But the builder has to incorporate the fire-safety norms, architect should submit an affidavit confirming the structure has adhered to fire-safety norms.

10,000 plants were on sale as a part of “Hasiru Sante”

‘Hasiru Sante’ was organized in Malleswaram in order to spread awareness on importance of planting saplings.The “Sante” was held opposite Sankey Tank on Sunday October 25. The  “Hasiru Sante” was a step towards creating awareness on the importance of greenery in a city.

“Hasiru Sante” was a collaborative effort of the BBMP and 12 resident welfare associations (RWAs) as well as Non-Governmental Organizations (NGOs).The exhibition was initially planned to be held between 6.30 am and 10.30 am. But due to increased demand, it was extended till 7 pm.

The market had been organised keeping medicinal plants and herbs in mind, hoping to spread the awareness about their uses and value.Brochures and pamphlets on how to make the best use of these plants were distributed.In the first hour of the ‘sante’, 10,000 people arrived and purchased over 6,000 plants.

Around 10,000 plants were on sale as a part of “Hasiru Sante”. Tree saplings of pongamia, mahogany and neem were also on sale. Medicinal plants, vegetable carvings, Ikebana and banners were on display at the 15 stalls set up at the venue.

Earlier, the “sante” was inaugurated by Katta Subramanya Naidu, Minister for IT, BT, Excise and BWSSB. The BBMP Commissioner Bharatlal Meena and Malleswaram MLA Ashwath Narayan C.N. were present. A rainwater harvesting stall specially set up for the occasion was appreciated by Mr. Naidu.

Hoping to keep the effort going, the BBMP official said that they were planning to launch a trial website that people could visit if they wanted BBMP to plant medicinal plant saplings in their localities.

BWSSB adopts new technique to replace old pipelines

Digging the roads and obstructing traffic for replacement of old pipelines will soon be a thing of past when BWSSB adopts the new ‘pipe blast technique’ and ‘trenchless technique’. A pilot project to assess the economic feasibility and adaptability of the techniques is being carried out near Madhavan Park in Jayanagar, where Bruhat Bengaluru Mahanagara Palike (BBMP) is replacing 366 metres of pipeline. A Mumbai-based private construction company is laying the pipeline at the cost of Rs 25 lakh.

Under the new ‘pipe blast technique’,A pit, two feet wide and four feet long is dug near a manhole the pipeline runs through. A compressor inserted in the pit is used to blast the existing pipeline up to a length of 100 metres.The debris is cleared off from the next manhole with the help of a metal chain.

This paves the way for inserting a new pipeline, which can even be of a greater diameter. The metal chain has a sensor, which alerts the diameter if some of the rubble is left inside. The ducts that were connected to the old pipelines are reconnected to the new pipeline through a sensor-guided process.If the sensor-guided process turns failure, parallel pipelines are laid from the consumers’ buildings with the help of ‘trenchless technique’.

If this experiment succeeds, BWSSB will adopt it to lay pipelines in most of the busy roads.This is a time-saving technique and need not required to dig the road for replacement of old pipelines.

The Festival Season Witnesses The Maximum Sale of Gift Cards

The demand for gift cards has increased during the last few months and the festival season witnesses the maximum sale of gift cards. Many companies are also using it to gift their employees. Gift cards may be a useful item to offer to someone you want to please purely for business reasons or please your dear ones.

Gift cards are prepaid cards supported by a magnetic strip that can be used at a number of merchant outlets across the country either for shopping, eating or for other purposes.These cards are also transferable and could be gifted to anyone. These cards can be loaded with any value between Rs 500 and Rs 50,000. Some banks have also given the flexibility of re-loading the gift cards. The card can be used at respective Bank’s ATMs for Balance Enquiry. It also has PIN number, which gives access to Gift Card for online transactions.

The gift cards come at a fee. Banks charge between Rs 50 and Rs 200 to issue gift cards. While the SBI is charging Rs 50, the HDFC Bank asks for Rs 100. There are discounts on the cards for bulk buyers.It’s not just the fee, banks also gain due to the increase in low cost deposits by marketing the cards aggressively.

In the past one week, two major banks — Central Bank and Corporation bank — came out with th­eir gift cards, joining the State Bank of India, ICICI Bank and HDFC that already have similar products on offer. Most banks have tied up with payment gateways of Visa and MasterCard for this purpose. While the SBI has tied up with Visa for this purpose, Central Bank of India has done so with MasterCard.

New Akrama Scheme is likely to earn an additional Rs 1000 cr

The government plans to regularize all unauthorized layouts and housing sites developed before December 31, 2009 as against December 31, 2008. In the run-up to the BBMP polls, the government drastically slashed penalties from 20% to 8% for residential building and 25% to 20% for commercial buildings.

Continuing its efforts to fill its empty coffers and also with an eye on the upcoming BBMP polls, the state government on Wednesday indicated that the Akrama-Sakrama scheme will take a definite shape within a week.The cabinet sub-committee for regularisation of unauthorised constructions decided to issue a notification soon.

Initially, the revenue target was Rs 4,000 crore from this scheme.Now, with the extension of deadline it is likely to earn an additional Rs 1000 crore.The Akrama-Sakrama scheme was originally formulated during former chief minister H D Kumaraswamy’s regime but could not be implemented following strong opposition from people over high penalty rates.The then government had amended the Karnataka Town and Country Planning Act to introduce the regularisation as a one-time measure.

BWSSB Will Replace Old Water Meters In City At Its Own Cost

The Bangalore Water Supply and Sewerage Board (BWSSB) has started replacing all water meters that were installed seven years ago with new ones at its own cost. According to source and as per the guidelines of Palghat-based Fluid Control Research Institute, the life of a water meter is seven years after which the parts will get corroded.

The existing Class ‘A’ Single Jet water meters will be replaced by the advanced Class ‘B’ Multi-Jet meters. The existing meter reading is in kiloliters, the new ones will show the exact liters that the family has consumed every day.

Nearly 1.6 lakh domestic consumers are those whose meters had been installed seven years ago. BWSSB will replace all these at a total cost of Rs. 16 crore in a phased manner at its own cost. Nearly 10,000 meters will be replaced every month and it will be a continuous process.The replacement will be free for domestic consumers and Only non-domestic consumers (nearly 60,000) will be charged for the installation of new meters.

The advanced Class ‘B’ Multi-Jet meters will show the exact litres that the family has consumed every day. This will help each family to use water judiciously and help in water conservation.

Today it is world of cards where you will have credit card, debit card, petro and membership cards. Now property owners in Karnataka will soon have property card which will serve as authentic documents.

When the Karnataka Land Grabbers (Prohibition) Act comes into force soon, it’ll bring in transparency by cleaning up land records. Sources in the revenue department said that, with new rules in place, registration of sale deeds would be replaced with registration of titles. This will be done by introducing the progressive system of property titles and maintenance modeled on the Torrens System. The newly formed task force for eviction of encroachers on government land is also part of it.

The Karnataka Land Revenue Rules provide for a detailed inquiry of urban properties which can be done by the survey department following a procedure of issuing notices, hearing objections, ascertaining documents and finally writing property cards. The property card proposal is currently awaiting presidential assent.

There are about 15 lakh properties under BBMP and still more in the 2,000 sq km of Bangalore Urban district.In Bangalore,survey of property was last undertaken in 1975. It’s estimated that about 150 qualified surveyors would be required to complete the city survey inquiry.Even if a citizen pays Rs 500 to get the highly dependable property card, the cost of the project can be met. The present system of registration of documents can be misused quite often. With new rules in place, registration of sale deeds would be replaced with registration of titles.
